Unverifiable income (e.g., SSI, child support, disability) may not be considered or may require an additional security deposit.
Minimum 3 years of verifiable rental history (excluding ownership).
No evictions or broken leases within the last 7 years.
No outstanding debt to any housing provider.
Proof of honorable reconciliation is required for any past rental issues.
Positive, re-established rental history is required.
No violent crimes against persons in the past 10 years.
No convictions or pending cases involving:
- Murder
- Sexual assault
- Crimes against children
- Human trafficking
- Other similar offenses
All bankruptcies must be discharged or dismissed and not within the last 7 years.
Credit approval may require a Credit Assurance Fee for scores below 620 and/or an additional deposit.

Upper management approval is required for applicants below 620.
All residents 18+ years must apply and complete background/credit checks.
Incomplete or unverifiable information will result in denial.
Pet applications must be submitted via pet screening.
Monthly pet rent is based on FIDO Score:

Ferrets, reptiles, rodents
Poisonous, dangerous, endangered, or illegal pets
Note: Misrepresentation of pets is grounds for lease termination and eviction.

- Behavior

Recently received 3-day notice to vacate
Two or more NSF checks in the last 12 months
Bankruptcy or foreclosure within the last 24 months
Unauthorized occupants living at the property
Incomplete or false information
Business operations from the home without prior approval
Misrepresentation found after lease is signed
More than 3 persons per bedroom (Texas Property Code exceptions apply)
